I don't call it delay, I call it "put effort into pc game and not just port a crappy console version".

Indeed, but they're "delaying" it less and less for each game (AC1 = around 5 months, AC2 = 4-5 months, AC:B = 4-5 months and AC:R = 1 month), probably because they haven't upgraded the engine that much, now it's a whole new engine so yeah.

Journalists are invited to testing events.
The first Half-Life 2 test by journalists was from 2001 or 2002 already.
Game released end of 2004 (in this case it was very long because there were some issues with the storyline that somehow leaked but which in return made HL2 a success instead of a flop).
